A house under construction in Gurugram with concrete columns and a roof slab against a clear evening sky

"What is the rate per square foot?"

It is the first question every plot owner asks about house construction cost in Gurgaon. On its own, it is the least useful. Two houses of the same size in the same sector can end up costing very different amounts. The reasons are usually in the details, not the headline rate.

This guide shows what goes into the cost and how to budget.

Quick answer: House construction cost in Gurgaon depends on more than a rate per square foot. Your total is the sum of structure, services, finishes, professional fees, approvals and connections, testing, excluded items and a contingency. Get proper drawings first, ask every contractor to quote on the same BOQ and specification, and compare at least three written quotes line by line.

Why there is no single construction cost per sq ft in Gurgaon

Treat numbers from neighbours and relatives with care. A rate means nothing until you know:

A structure-only rate and a turnkey rate are different things.

What goes into house construction cost in Gurgaon

Break your budget into parts. It makes every quote easier to read.

1. Structure (grey work). Excavation, foundation, columns, beams, slabs, brickwork and plaster. Steel and cement are the big items here. A basement adds a lot: deeper digging, waterproofing, retaining walls and often dewatering.

2. Services. Electrical wiring, plumbing, drainage and water tanks. Add an inverter or solar provision if you want it. Plan these early. Breaking walls later is expensive.

3. Finishes. Flooring, tiles, doors, windows, kitchen, bathroom fittings, paint and railings. This is where budgets swing the most. Imported marble and basic vitrified tiles sit at very different price points. So do branded and local fittings.

4. Professional fees. Architect, structural engineer, and sometimes an interior designer or a site supervisor. These are real costs. Put them in the budget from day one. If you haven't picked an architect yet, our guide on how to hire an architect in Gurugram covers the checks.

5. Approvals and connections. Building plan approval, and later water, sewer and electricity connections. Which office handles your plan depends on where the plot is and how it was allotted, and the online route differs too:

Code 5.1 of the Haryana Building Code, 2017, consolidated with amendments up to 25.05.2023 puts plotted residential sites with a permissible height up to 15 metres and an area up to 1,000 sq m in the low-risk category, and lets them apply under self-certification in Code 2.2. The ULB page words it as under 15 metres and under 1,000 sq m. The Code has been amended since, so ask your architect for the current text. Code 2.2 lets the authority check plans and construction at any stage, and says rectification of violations is at the owner's risk and cost. Check current fees before you finalise the budget.

6. Testing. Soil investigation before design, and concrete cube tests and steel checks during construction. Testing adds to the budget and helps assess soil conditions and the quality of specified materials and concrete. Follow the structural engineer's testing plan and applicable requirements. See our guide to soil testing for construction in Gurgaon.

7. Contingency. Plans rarely stay fixed. A design tweak, a price rise, a delay. Keep a reserve. Many owners keep it separate and don't touch it unless they must.

Why house construction cost in Delhi NCR differs from plot to plot

Even in the same sector, costs move with:

So don't ask "what is the rate?" Ask "what is the cost for this drawing and this specification?"

How to get construction quotes you can actually compare

Get proper drawings first. Architectural and structural drawings, plus a list of finishes. Without them, every contractor guesses, and guesses differently.

Ask for a BOQ. A bill of quantities lists each item, its quantity, unit and rate. Ask every contractor to quote on the same BOQ.

Fix the specification. Write down cement and steel grades, brick type, tile range, and fitting brands or "approved equivalent". If one quote assumes cheaper materials, it will look cheaper.

Check what's excluded. Common exclusions: approvals, water and electricity during construction, boundary wall, landscaping, modular kitchen, wardrobes, false ceiling and external development. Missing items show up later as extras.

Get at least three written quotes. Lay them side by side, item by item. The lowest total is not always the lowest final cost.

Quote comparison checklist

Before you shortlist a contractor, run each quote through these questions:

A simple way to build your house budget

Use a sheet with columns for Item, Included in quote (yes/no), Amount and Notes, filled in this order:

  1. Contractor's quote for structure and services
  2. Finishes (from your own selections, not assumptions)
  3. Professional fees
  4. Approvals and connections
  5. Testing
  6. Items the contractor excluded
  7. Contingency

Add it up. That is your real budget.

A worked example with hypothetical figures

The figures below are hypothetical. They show budget arithmetic only, not an estimate for a typical Gurugram house, and they are not market rates or a quote. All amounts exclude GST and other taxes. Check the tax treatment of each quote you get.

Item Hypothetical amount
Contractor's quote: structure and services ₹60 lakh
Finishes from your own selections ₹25 lakh
Professional fees ₹6 lakh
Approvals and connections ₹2 lakh
Testing ₹1 lakh
Items the contractor excluded (boundary wall, kitchen, wardrobes) ₹6 lakh
Subtotal ₹100 lakh
Contingency at 10% of subtotal ₹10 lakh
Budget to plan for ₹110 lakh

In this example, the contractor's quote is only ₹60 lakh of a ₹110 lakh budget. This is why a per-square-foot figure alone can mislead: it may exclude substantial costs that still fall on the owner.

Control cost during construction

A budget is only as good as the way you manage it.

Frequently asked questions

Is there a standard construction cost per sq ft in Gurgaon?

No. A rate means little until you know whether it covers structure only or a finished house, how the area is measured, whether a basement is included, what materials are assumed and when the rate was given.

What should my house budget include?

Structure, services, finishes, professional fees, approvals and connections, testing, items the contractor has excluded, and a contingency kept aside for changes.

Why do two houses of the same size cost different amounts?

Floors and basement, soil, design, specification, contract type and timing all move the cost. Finishes can change the total more than anything else.

How do I compare contractor quotes fairly?

Give every contractor the same drawings and BOQ, fix the material grades and brands, check what each quote excludes, and lay at least three written quotes side by side, item by item.

Where ConOS fits

A budget depends on the people behind it: the architect who draws it, the engineer who designs the structure, the contractor who builds it, the suppliers and the lab that tests it. Most owners find each of them one phone call at a time.

ConOS is a construction network being built for Gurugram and Delhi NCR, and it is still at an early stage. The plan is that these professionals will be able to find each other in one place. You can also read about ConOS in Hindi, and see how we handle your details in our privacy policy.

If you are planning to build, or you work in construction and want to be found, you can register your interest now, ahead of launch.
